Here are the basic steps for the development review and project application process for the Town of Little Elm.

Pre-Submittal 

Before contacting our team, please refer to the Development Handbook for project processes, timelines, submittal dates, and checklists. If you have questions or are ready to set up a pre-development meeting, please request a meeting using the online form with the project assessment form filled out and site plan, floor plans, concept plans, or any other supporting documents. 

Application Submittal

We only accept electronic applications that are submitted through MyGov. Please refer to the online submittal guide for information on how to register and how to submit through MyGov. Once plans and application fees have been received, staff will begin reviewing the plans. Refer to the Fee Schedule of a list of all projects and associated fee. 

Plan Review

  • Our department has a review turnaround time of ten business days for all projects except Certificate of Occupancy and Platting projects which have a review time of 5 business days. 
  • Staff is the approving body for site plans and minor plats. 
  • Planning and Zoning Commission is the final approving body for preliminary plats, replats, and final plats. 
  • Town Council is the final approving body for any rezoning projects. 

Approval and Construction

  • For civil (site development aka SDV) projects: please contact Mitch Haug to set up a pre-construction meeting.
  • For all other projects: once plans have been reviewed and approved, the permit will be issued and the applicant can begin requesting inspections until the project is complete.
